Bacteria Testing in Perth

Bacteria testing in Perth after a sewage overflow, flood water, hoarding or an unattended death. Surface samples show what remains before a clean or after one, and the signed report states the criteria each result is read against.

WA repair timeframes after a Perth sewage problem

In a WA rental, sewerage counts as an essential service. Consumer Protection's rental repairs page gives the landlord a 24-hour window to organise repairs to it, and a 48-hour window for other urgent repairs. If the landlord does not respond and the tenant arranges an urgent repair, the landlord must reimburse reasonable costs. If they do not, the tenant can apply to the Magistrates Court.

Those rules deal with fixing the fault. They do not say how to show that surfaces are clear afterwards. That is where measured results help, because a dated report records what was on the floors, skirting and fittings at a point in time. This is general information, not legal advice.

What WA Health's sewage overflow guidance says

WA Health publishes interim guidance on sewage overflows into buildings. It says most health effects of sewage exposure come from pathogens such as viruses, bacteria and protozoa. Its risk matrix moves the health risk category up a level when sensitive occupants are present, or when more than a full day (a 24-hour period) has passed since the overflow began.

The guidance includes a protocol for testing surfaces for pathogens, and it advises taking a control sample from an unaffected part of the property so results have a local point of comparison. It also sets out clean-up requirements. Those are for the owner and whoever they engage. Test Australia does not advise on cleaning methods and does not recommend cleaners. This is general information, not legal advice.

Situations behind Perth bacteria testing

Common requests include:

  • a blocked or broken sewer that has backed up into a bathroom, laundry or living area
  • storm or pipe water that has sat under flooring or in carpet
  • a property cleared after hoarding, where waste and animal matter were present
  • a home where a death was not discovered for some time
  • a landlord or tenant who needs a record before a home is reoccupied or re-let

Where water damage has also caused growth, a mould inspection in Perth can be scoped into the same visit. Our guide to bacteria after sewage and flood water covers the background, and storm and flood season testing explains when to book.

Testing either side of a Perth clean-up

A first round before cleaning shows which surfaces carry contamination and how far it reached. A second round after someone else has cleaned shows what remains on comparable surfaces. The two together give owners, tenants and insurers a before-and-after record measured by the same people.

Test Australia does not clean, disinfect or take referral income, so the result does not depend on who did the work. Read why we test but do not remediate and what to do when contamination is found.

Laboratory results in a Perth bacteria report

Test Australia's suitably qualified occupational hygienists take swabs or contact samples and keep a chain of custody record. An independent laboratory analyses them, and the report names the laboratory and states any accreditation that applies. Test Australia itself is not NATA-accredited. The scope sets which organisms or indicators are tested, and the report states the criteria it uses and why.

Reports are available within 5 business days of the laboratory results being received. The national bacteria testing page describes the service in general, and chain of custody explains how samples are tracked. Common questions about the business are answered in the general FAQ.

Access and timing at Perth properties

The property needs to be safe to enter, with the overflow stopped and the fault isolated. Tell us whether cleaning has started, because that changes what can be measured. Test Australia attends sites across metropolitan Perth, and properties in regional Western Australia by arrangement. See the types of assessment work Test Australia does, or the full list of Perth services. If drugs were involved in a hoarding or tenancy matter, see drug residue testing in Perth as well.

How Perth bacteria testing is arranged

  1. Explain what happened. Tell us the Perth address, the source of the water or contamination, the rooms reached and whether any cleaning has begun.
  2. Choose the round. Decide whether you need a pre-clean round, a post-clean round or both. The written fee proposal lists the areas and the organisms or indicators in scope.
  3. Sampling on site. Swabs or contact samples are taken from affected surfaces and a comparison area, with conditions on the day recorded.
  4. Analysis and signed report. An independent laboratory analyses the samples. The signed report states each result, the criteria used and the limits of the work.

Bacteria testing questions for Perth properties

How quickly must a WA landlord organise sewerage repairs?

Consumer Protection WA treats sewerage as an essential service. The landlord has a 24-hour window to organise repairs to it, and a 48-hour window for other urgent repairs. Those rules cover fixing the fault, not testing the surfaces that were affected. This is general information, not legal advice.

Does WA Health have guidance on sewage overflows in Perth homes?

Yes. WA Health publishes interim guidance on sewage overflows into buildings. It explains that most health effects come from pathogens and includes a protocol for testing surfaces. Its clean-up requirements are for the owner and whoever they engage. Test Australia tests and reports only.

Why take a control sample at a Perth property after a sewage overflow?

WA Health's sewage guidance advises taking a representative control sample from an unaffected area of the property. It gives the results from affected rooms a local point of comparison, so the report can show what differs from the rest of the home rather than reading each figure alone.

Is there a WA limit for bacteria on indoor surfaces in Perth homes?

The report does not rely on a single WA surface limit. It states the criteria each result is compared with and explains why those criteria were chosen. The scope sets which organisms or indicators are tested, so the fee proposal shows what will be measured before you agree.

Should a Perth home be tested before the sewage clean-up starts?

If you need a record of what was there, yes. A round before cleaning shows which surfaces were affected. A round afterwards, on comparable surfaces, shows what remains. Booking both means the before and after results come from the same independent tester.

Who analyses bacteria samples collected in Perth?

An independent laboratory analyses them. The report names the laboratory and states any accreditation that applies, and the laboratory results are attached. Test Australia itself is not NATA-accredited. Its suitably qualified occupational hygienists collect the samples and record the chain of custody.

When will my Perth bacteria report be ready?

Reports are available within 5 business days of the laboratory results being received. Bacteria jobs often run against a move-in or re-letting date, so tell us the deadline when you enquire. Also say whether cleaning has started, because it changes what the samples can show.

Can a Perth bacteria report support an insurance claim in WA?

Any party to a claim can commission the assessment, and the report is the same whoever pays. Whether a tribunal, court or insurer relies on a report is a decision for them. The report sets out the method, the results, the criteria used and its limits.
