WA rules at a glance for Perth landlords, tenants and owners
WA Health publishes its own guide for testing and remediation of meth and illicit drug residues in homes. It uses the national level of 0.5 µg/100 cm², an investigation level that triggers further investigation, not a line between safe and unsafe. It also recommends that a different company tests and validates the property from the one that cleans it, and says final clearance should come before anyone moves back in. Local governments can direct owners to act through notices under the Health (Miscellaneous Provisions) Act 1911 or the Public Health Act 2016. For rentals, Consumer Protection WA says the landlord should fix mould caused by faulty gutters or other fixtures, while a tenant may be responsible for mould from not using the bathroom fan or windows. Perth's dry summers, wet winters and fire-prone hills
The Bureau of Meteorology describes Perth's climate as hot-summer Mediterranean, with about 80% of the year's rain falling between May and October. The BOM water account also records 2024-25 as the seventh below-average rainfall year in a row. That makes the cooler, wetter half of the year the time when damp is most likely to build up indoors.
Fire is the other local pattern. The Wooroloo bushfire in the Perth Hills in 2021 destroyed 86 homes and burnt more than 10,000 hectares, and the Roleystone fire of February 2011 destroyed about 71 homes south-east of the city. How a Perth assessment is arranged
- Send the Perth details. Tell us the address or where the vehicle is kept, what prompted the concern, who else is involved and any date you are working towards.
- Review the fee proposal. You receive a written fee proposal covering the services, laboratory analysis and what the report will answer. The visit is booked once you accept.
- Sampling on site. A suitably qualified occupational hygienist attends, records the conditions and takes samples, which are tracked by chain of custody from the site to the laboratory.
- Results and report. Results are read against the criteria named in the report. Reports are available within 5 business days of the laboratory results being received.
