NSW rules in brief for Sydney landlords, tenants and buyers
For rentals, the NSW Government says a landlord or agent must not knowingly conceal from a prospective tenant that the property was used to manufacture or cultivate a prohibited drug or plant in the last two years. The same list of material facts for tenants covers flooding from a natural weather event or bushfire within five years, and significant health or safety risks a tenant would not notice. For sales, the misrepresentation guidance for agents lists use of the property in the last two years to manufacture, cultivate or supply a prohibited drug or plant. Sydney housing, rain and fire seasons behind the work
In Greater Sydney at the 2021 Census, close to a third of occupied dwellings were flats or apartments, and 35.9% were rented. That mix means many Sydney questions involve a strata building, a lease or both, and a problem in one apartment may need to be considered alongside its neighbours.
Weather adds to it. BOM records for Observatory Hill show about 1,213 mm of rain a year on average, with June and March the wettest months on average. The Hawkesbury-Nepean flooded severely in March 2021 and again in March and July 2022. The March 2022 peak at Windsor was the highest there since 1978, according to the Infrastructure NSW flood review. Report 54 of a NSW Legislative Council inquiry cites Asthma Australia's evidence that Sydney had 81 days of poor, very poor or hazardous air quality in 2019. Separate from clean-up, clear about the laboratory

In Sydney, as in every city, meth wipe samples are sent to a NATA-accredited laboratory and analysed by LC-MS/MS following NIOSH Method 9111. How results are used by Sydney tribunals and insurers
A Sydney report may end up with NCAT, a court, an owners corporation or an insurer. Whether a tribunal, court or insurer relies on a report is a decision for them. From first call to a Sydney report
- Explain the Sydney situation. Tell us the address, whether it is a house, a strata lot or a vehicle, what prompted the concern and any NCAT, lease or exchange date.
- Receive a written fee proposal. The proposal lists the services, the analysis to be requested and the questions the report will address, and nothing is booked until you accept it.
- Sampling at the property. A suitably qualified occupational hygienist attends, notes the conditions and collects samples, with each one tracked by chain of custody.
- Analysis and signed report. The laboratory analyses the samples and the results are interpreted against stated criteria. Reports are available within 5 business days of the laboratory results being received.

Which contamination tests does Test Australia offer in Sydney?
