Drug Residue Testing in Sydney

Drug residue testing in Sydney for properties where the concern goes beyond methamphetamine, such as a cannabis grow, another manufactured drug or a past police drug matter. Each drug in scope is reported on its own, against a criterion the report names.

NSW wastewater figures and drug use around Sydney

The Australian Criminal Intelligence Commission’s National Wastewater Drug Monitoring Program Report 25 (April 2026) says methylamphetamine consumption in NSW rose by almost a tonne in Year 9 (the year to August 2025). Its Table 3 estimates NSW consumption at 4,622.4 kg, up 28% on Year 8. The report also states that methylamphetamine and cocaine consumption rose in every state and territory in Year 9, to the highest levels the Program has recorded.

Heroin shows a Sydney pattern of its own. Report 25 states that in August and October 2025, Sydney was the capital city with the highest heroin consumption, and that regional heroin consumption was far higher in NSW than in Victoria.

Wastewater figures describe a community, not a house. They cannot tell you what is on the walls of a particular Sydney property. Surface sampling answers that narrower question.

NSW disclosure wording reaches beyond meth

The NSW rental material facts are not limited to one drug. A landlord or agent must not knowingly conceal from a prospective tenant that the property has been used, in the last two years, to manufacture or cultivate any prohibited drug or prohibited plant. The same list includes significant health or safety risks that would not be apparent to the tenant. Both appear on the NSW page about what tenants need to be told about a rental property.

For sales, clause 60 of the Property and Stock Agents Regulation adds supply. It lists use of the property in the last 2 years for manufacture, cultivation or supply of a prohibited drug or plant, as described in NSW Fair Trading’s misrepresentation guidance for agents. Neither rule names a residue level for any drug. This is general information, not legal advice.

Police evidence and private residue testing in NSW

When police find a clandestine laboratory, the evidence goes down a separate path. NSW Health Pathology’s Illicit Drugs Analysis service examines evidence from clandestine laboratory crime scenes. That work serves a criminal investigation.

Test Australia is not part of that process. Its suitably qualified occupational hygienists are engaged by owners, buyers, tenants, managing agents, owners corporations and insurers who want to know what residue a property carries now. If you hold any document from police or an agent that names a drug, send it with your enquiry, because it shapes which drugs go into the scope.

Choosing the drugs for a Sydney residue panel

The fee proposal lists each drug to be tested and the analysis for it, confirmed before the visit. Wipes for methylamphetamine go to a NATA-accredited laboratory for analysis by LC-MS/MS following NIOSH Method 9111 (see the NIOSH 9111 method). Where the panel goes wider, the report names the laboratory and states any accreditation that applies to each of the other drugs. Test Australia itself is not NATA-accredited, as the accreditation page explains.

0.5 µg/100 cm² is the residential indoor-surface investigation level for methylamphetamine in the Australian Government’s Clandestine Drug Laboratory Remediation Guidelines (2011). It triggers further investigation or remediation and is not a line between safe and unsafe. That figure is for methylamphetamine only. For each other drug, the report names the criterion it uses and explains why. No single result shows manufacture or use. The 0.5 threshold explainer covers the meth figure. The multi-drug panel page and drug residue testing beyond meth explain the options, and the national drug residue testing page covers the method.

Sydney situations that call for a wider drug screen

Common requests include:

  • a landlord told that cannabis was grown in the garage or roof space, as discussed in cannabis grow house contamination
  • a buyer of a house with a known past police drug matter who wants more than a meth result
  • a managing agent whose tenant left drug paraphernalia behind, a situation the property managers’ guide touches on
  • an owner who needs results for several drugs after cleaning by others

If methylamphetamine is the only concern, meth testing in Sydney is the simpler scope. For a car, van or campervan, see vehicle meth testing in Sydney. If results come back above a criterion, what to do when contamination is found sets out next steps.

Fees, timing and independence for Sydney drug panels

The fee depends on how many drugs are in the panel, the number of rooms, whether common property is included and travel beyond Greater Sydney. You receive a written fee proposal listing all of this first. Reports are available within 5 business days of the laboratory results being received. Test Australia tests and reports, and never cleans or refers, as explained in why we stay out of remediation. See the types of assessment work we take on, or contact us with your question.

How a Sydney drug residue job runs

  1. Share the background. Tell us the Sydney address, the drugs of concern and any document you hold, such as a police notice or an agent’s condition report.
  2. Settle the drug panel. The fee proposal names each drug, the rooms to be sampled and the analysis, so nothing about the scope is assumed.
  3. Surface sampling. Suitably qualified occupational hygienists collect surface samples for every drug in the panel under chain of custody.
  4. Drug-by-drug report. Results for each drug are reported separately against a named criterion. Reports are available within 5 business days of the laboratory results being received.

Sydney and NSW drug residue questions

Does the NSW rental disclosure rule cover cannabis as well as meth?

The NSW material fact covers a property used to manufacture or cultivate a prohibited drug or prohibited plant in the last two years. That wording is not limited to methylamphetamine. It is about past use, not residue levels. This is general information, not legal advice.

Does a Sydney selling agent have to disclose drug supply at a property?

Clause 60 of the NSW Property and Stock Agents Regulation lists use of the property in the last 2 years for manufacture, cultivation or supply of a prohibited drug or plant. Fair Trading says agents should take reasonable steps to check, at a minimum by asking the owner. This is general information, not legal advice.

How much did meth use rise in NSW according to wastewater testing?

ACIC Report 25 says NSW methylamphetamine consumption rose by almost a tonne in Year 9 (the year to August 2025), with Table 3 estimating 4,622.4 kg, up 28% on the year before. Those figures describe the community as a whole and say nothing about any single Sydney property.

Was Sydney the capital with the highest heroin use in 2025?

ACIC Report 25 states that in August and October 2025, Sydney was the capital city with the highest consumption of heroin, and that regional heroin consumption was far higher in NSW than in Victoria. Wastewater data cannot show residue in a particular home, which needs surface sampling.

What is a non-meth result compared with in a Sydney report?

The national 0.5 µg/100 cm² investigation level applies to methylamphetamine only. For any other drug, the report names the criterion it uses and explains the choice. Each drug is reported separately, so a result for one substance is never read against a figure set for another.

Is Test Australia involved when NSW Police find a drug lab in Sydney?

No. Evidence from clandestine laboratory crime scenes is examined by NSW Health Pathology’s Illicit Drugs Analysis service. Test Australia works separately and privately, for owners, buyers, tenants, agents, owners corporations and insurers who want to know what residue a home or building carries now. Send any police document with your enquiry.

Who analyses drug residue samples from Sydney properties?

A NATA-accredited laboratory analyses methylamphetamine wipes by LC-MS/MS following NIOSH Method 9111. For every other drug in the panel, the report names the laboratory and states any accreditation that applies. Test Australia itself is not NATA-accredited. Its suitably qualified occupational hygienists collect the samples.

Can several drugs be tested in one visit to a Sydney property?

Yes, where the scope includes them. The fee proposal lists each drug, the rooms and the analysis. Samples for every drug are collected in the one visit, and each result is reported on its own. Reports are available within 5 business days of the laboratory results being received.
