Meth Testing in Melbourne

Meth testing in Melbourne for buyers, rental providers, renters and owners of houses, terraces and apartments. Suitably qualified occupational hygienists collect surface wipes, a NATA-accredited laboratory analyses them, and a signed report sets each result against the national investigation level.

Methamphetamine wipe samples are analysed by LC-MS/MS at a NATA-accredited laboratory. Test Australia Pty Ltd is not NATA-accredited.

Victoria's clandestine lab practice note and Melbourne owners

In 2012 the Victorian Department of Health issued a clandestine laboratory remediation practice note for council environmental health officers. It places the job of remediating a former clan lab, and paying for it, on the property owner. It also says Victoria Police is not responsible for assessing or remediating a site once its investigation ends.

The note treats clan lab residue as a nuisance under the Public Health and Wellbeing Act 2008. A council can issue an improvement notice if an owner does not act. Council officers are not expected to test or remediate the site themselves. The note says that work should be done by professionals experienced in the field, and it points readers to the national remediation guidelines for detail. This is general information, not legal advice.

What Melbourne rental providers must disclose about drugs

Regulation 16(2)(g) of the Residential Tenancies Regulations 2021 requires a rental provider to tell an applicant if they know the premises are contaminated because they were used for the trafficking or cultivation of a drug of dependence in the last 5 years. The wording does not mention manufacture or drug use. Consumer Affairs Victoria summarises this disclosure in its guidance for renters.

On sales, Consumer Affairs Victoria says that since 1 March 2020 it has been against the law for a selling agent to knowingly conceal a material fact from a buyer. A meth report does not decide what anyone must disclose. It gives the parties measured results to work from. Whether a tribunal, court or insurer relies on a report is a decision for them. This is general information, not legal advice.

Melbourne terraces, weatherboards and apartments

At the 2021 Census, Greater Melbourne had 67.8% of occupied private dwellings as separate houses, 16.2% as semi-detached, row or terrace houses or townhouses, and 15.6% as flats or apartments. Heritage Victoria describes Victorian-era houses, built from 1840, as terraced or freestanding, with timber houses of the period clad in square-edged weatherboards.

Each of these layouts raises its own scoping questions, from rear rooms and additions in an older house to shared walls in a terrace row and a single level in an apartment. The practice note also warns that residue can be present with no smell or visible staining, so the condition of the paint is not a reliable guide. The scope is set for the layout in front of us and agreed in writing before the visit.

How a Melbourne meth result is measured and read

Surface wipes from Melbourne properties are analysed by LC-MS/MS following NIOSH Method 9111 at a NATA-accredited laboratory. Test Australia itself is not NATA-accredited. The laboratory holds the accreditation for the analysis, as explained on our NATA accreditation page.

0.5 µg/100 cm² is the residential indoor-surface investigation level for methylamphetamine in the Australian Government's Clandestine Drug Laboratory Remediation Guidelines (2011). It triggers further investigation or remediation and is not a line between safe and unsafe. No level marks a Melbourne property as a former lab, and no concentration on its own shows whether residue came from manufacture or use. The guide to the 0.5 investigation level explains this in more depth, and the national meth testing page covers the method.

Who asks for meth testing across Melbourne

Common requests include:

Where the history points to cultivation or other drugs rather than meth, drug residue testing in Melbourne is the better fit. The types of assessment work page shows the range of jobs we take on.

Home kits, independence and Melbourne coverage

A home meth kit is a presumptive screen at a 0.5 µg/100 cm² cut-off. It is not laboratory analysis, it does not measure a concentration, and a positive or unclear result needs laboratory testing. The kit instructions explain where a screen fits.

Test Australia tests and reports. It does not clean, remediate or refer work to anyone who does, for the reasons on why we do not remediate. Victoria's planners divide metropolitan Melbourne into 6 regions and 32 local government areas, and properties across all of them can be booked. Geelong and regional Victoria are by arrangement.

How a Melbourne meth assessment runs

  1. Describe the Melbourne property. Send the address, the dwelling type and the decision ahead, such as a contract date, a new renter or a claim, through the contact page or by phone on 1300 445 558.
  2. Agree the scope in writing. You receive a written fee proposal listing the rooms and areas in scope and the dates available for the visit.
  3. Wipe sampling on site. A suitably qualified occupational hygienist collects wipes following NIOSH Method 9111, with field blanks and a chain-of-custody record.
  4. Laboratory analysis. A NATA-accredited laboratory analyses each wipe by LC-MS/MS and reports a concentration for every location sampled.
  5. Signed report. The report compares each result with the national investigation level and states its limits. Reports are available within 5 business days of the laboratory results being received.

Melbourne and Victorian meth testing questions

Does the Victorian rental disclosure rule cover a former meth lab?

The rule covers premises a rental provider knows are contaminated from use for trafficking or cultivation of a drug of dependence in the last 5 years. It does not use the word manufacture or mention drug use. Whether it applies to a given property is a legal question. This is general information, not legal advice.

Who pays to remediate a former clan lab in Victoria?

The Department of Health's 2012 practice note says the property owner is responsible for remediating a clan lab site and for the associated costs. A council can use Public Health and Wellbeing Act 2008 powers if the owner does not act. This is general information, not legal advice.

Will Victoria Police clean up a Melbourne house after a lab is found?

No. The Victorian practice note says Victoria Police is not responsible for assessing or remediating a site after its investigation is complete. Responsibility returns to the owner. Test Australia measures residue so the owner knows where things stand, but it does not clean or remediate. This is general information, not legal advice.

Can a Melbourne home carry meth residue without any smell or stains?

Yes. The Victorian Department of Health practice note warns that residue may be present even when there is no odour or visible staining. Fresh paint, new carpet or a tidy presentation tells you little either way. Laboratory analysis of surface wipes is the way to get a measured answer.

What number is a Melbourne meth result compared with?

Results are compared with 0.5 µg/100 cm², the residential indoor-surface investigation level in the Australian Government guidelines from 2011. A result above it triggers further investigation or remediation. It is not a line between safe and unsafe, and no level on its own marks a home as a former lab.

Is a home kit enough before buying a house in Melbourne?

A kit is a presumptive screen at a 0.5 µg/100 cm² cut-off. It does not measure a concentration and is not laboratory analysis. If a purchase rests on the answer, or the screen is positive or unclear, laboratory testing gives you measured results tied to named locations.

Can a Melbourne selling agent stay silent about known contamination?

Consumer Affairs Victoria says that since 1 March 2020 a selling agent breaks the law by knowingly concealing a material fact about a property from a buyer. Whether known contamination is a material fact depends on the circumstances. This is general information, not legal advice.

How soon is a meth report ready for a Melbourne property?

Reports are available within 5 business days of the laboratory results being received. The wipes are analysed by LC-MS/MS following NIOSH Method 9111 at a NATA-accredited laboratory. Test Australia itself is not NATA-accredited. The fee proposal confirms the visit date before you commit.
