Drug Residue Testing in Adelaide
Drug residue testing in Adelaide for landlords, buyers and owners who need to know which substances are on indoor surfaces, not only methamphetamine, with the sampling panel agreed in advance and each result reported against a named criterion.
What Adelaide wastewater data says about drug use
The Australian Criminal Intelligence Commission's National Wastewater Drug Monitoring Program Report 25, released in April 2026, places Adelaide among the capital cities with the highest methylamphetamine consumption. It also notes that some sites in South Australia, Queensland and Western Australia had slightly higher methylamphetamine consumption in the past than they do now (ACIC Report 25).
The same report says long-term average methylamphetamine use is higher in regional Australia than in the capitals, and that use has risen in most jurisdictions over the past two years. Wastewater figures describe a population, not a house. They are a reason to ask the question about a property, not an answer to it. Only surface sampling shows what is present in a particular home.
SA rental law counts drug smoking as drug related conduct
Under section 67B of the Residential Tenancies Act 1995, a landlord who becomes aware of drug related conduct at a rental must notify the tenant, as soon as reasonably practicable, that the premises will be tested. Failing to test within one month of that notice is an offence. Regulation 5 of the Residential Tenancies Regulations 2025 defines drug related conduct to include manufacture and the smoking, consumption or administration of a controlled drug, apart from conduct the regulation exempts. So the duty is not limited to drug labs.
Regulation 17 requires that testing to follow the national Clandestine Drug Laboratory Remediation Guidelines and to be done by a qualified assessor, who must give the landlord a written report with results and remediation recommendations. If contamination is found, section 67B(3) adds a term that the landlord will have it remediated as soon as reasonably practicable. The Housing Safety Authority describes new drug contamination requirements as part of the rental reforms of 1 July 2024. This is general information, not legal advice.
SA Health's drug lab policy reaches beyond methamphetamine
South Australia manages former drug labs under the South Australian Public Health (Clandestine Drug Laboratories) Policy 2016, made under section 53 of the South Australian Public Health Act 2011. SA Health says its guidance emphasises methamphetamine, but the same assessment and remediation process applies to labs that made any illicit drug except synthetic opioids (SA Health: clandestine drug laboratories).
When police notify a lab, the local public health authority, usually the council, issues the owner a site assessment notice requiring the property to be kept unoccupied and assessed. SA Health's fact sheet notes that the national guidelines set a minimum sampling program that assessors must follow. It also says an assessor needs experience and tertiary qualifications in a field such as occupational hygiene or environmental health (SA Health fact sheet, 2024). This is general information, not legal advice.
Choosing a panel: methamphetamine alone or a wider screen
Where the question is about methamphetamine only, it is handled through meth testing in Adelaide. A wider panel suits other situations. Common requests include a rental where other drug use is suspected, a house with an unknown history before purchase, a former cannabis grow site and a commercial tenancy where several substances may be involved. Our guides to testing beyond meth, multi-drug panels and cannabis grow houses explain the options, and the national drug residue testing page covers the service in general.
Methamphetamine samples are analysed by LC-MS/MS following NIOSH Method 9111 at a NATA-accredited laboratory, as described on our NIOSH 9111 page. For other substances, the report names the laboratory and states any accreditation that applies. Test Australia itself is not NATA-accredited. For methylamphetamine, the Australian Government's Clandestine Drug Laboratory Remediation Guidelines (2011) set 0.5 µg/100 cm² as the residential indoor-surface investigation level. It triggers further investigation or remediation and is not a line between safe and unsafe. No single result shows that a property was a former lab or how a drug was used. See understanding the 0.5 level.
Who arranges drug residue testing in Adelaide
Common requests include:
- landlords and property managers after drug related conduct comes to light, with the landlord guide and property manager guide covering the meth side
- tenants who want the condition of a home recorded, as discussed in tenant rights and contamination
- buyers checking a property with an unknown history before settlement
- owners responding to council correspondence about a notified lab
- business owners with a leased workshop or a flat above a shop
The report is the same whoever commissions it. Whether a tribunal, court or insurer relies on a report is a decision for them. Read about the types of assessment work Test Australia does.
Independent assessors and SA Health's conflict-of-interest advice
To avoid conflicts of interest, SA Health says remediation contractors should have no link to the assessor and should not engage the assessor for post-clean validation sampling (SA Health fact sheet). Test Australia only tests and reports. It does not clean, remediate or take referral income, as our page on independent testing explains.
SA Health also warns that, at former drug labs, contamination may be present without any smell or visible staining (SA Health fact sheet). A home meth kit from our shop is a presumptive screen at a 0.5 µg/100 cm² cut-off. It is not laboratory analysis, does not measure an amount, and a positive or unclear result needs laboratory testing. Reports are available within 5 business days of the laboratory results being received. Contact Test Australia with the address and your question.
Drug residue testing in Adelaide, step by step
- Set out the concern. Tell us the address, what raised the concern, which substances may be involved and whether an earlier meth report exists for the property.
- Agree the panel and fee. A written fee proposal confirms the substances in the panel, the rooms in scope, the laboratory method and the available dates.
- Collect surface samples. Suitably qualified occupational hygienists take samples from the agreed locations, with chain-of-custody records from the property onward.
- Laboratory analysis. Methamphetamine is analysed by LC-MS/MS following NIOSH Method 9111 at a NATA-accredited laboratory. Other substances follow the method set out in the proposal.
- Signed report. Reports are available within 5 business days of the laboratory results being received. Each result is set against a named criterion where one exists.
Drug residue testing questions for Adelaide
Does smoking drugs in an Adelaide rental trigger the SA testing duty?
It can. Regulation 5 of the Residential Tenancies Regulations 2025 defines drug related conduct to include manufacture and the smoking, consumption or administration of a controlled drug, apart from conduct the regulation exempts. Under section 67B, a landlord aware of that conduct must notify the tenant that the premises will be tested. This is general information, not legal advice.
Does the SA clandestine drug lab policy cover drugs other than methamphetamine?
Yes. SA Health says its guidance emphasises methamphetamine, but the same assessment and remediation process applies to labs that made any illicit drug except synthetic opioids. Councils use the policy to make sure notified properties are assessed and, where needed, remediated. This is general information, not legal advice.
What did ACIC wastewater monitoring find for Adelaide?
ACIC Report 25, released in April 2026, places Adelaide among the capital cities with the highest methylamphetamine consumption. It also says long-term average use is higher in regional Australia than in the capitals. Those figures describe a population. They say nothing about a single house, which only surface sampling can address.
Can you test an Adelaide property for cannabis or other drugs as well as meth?
Yes. The substances are agreed when the job is scoped, and the fee proposal lists the panel and laboratory method. Methamphetamine is analysed by LC-MS/MS following NIOSH Method 9111 at a NATA-accredited laboratory. For other substances, the Adelaide report names the laboratory and states any accreditation that applies.
What does 0.5 µg/100 cm² mean for an Adelaide drug residue result?
It is the residential indoor-surface investigation level for methylamphetamine in the Australian Government's Clandestine Drug Laboratory Remediation Guidelines (2011). It triggers further investigation or remediation. It is not a line between safe and unsafe, and no level on its own shows that a property was used as a drug lab.
Who can assess a former drug lab under SA Health guidance?
SA Health says an assessor needs experience and tertiary qualifications in environmental engineering, environmental science, environmental health or occupational hygiene. Test Australia's assessments are carried out by suitably qualified occupational hygienists. SA Health's fact sheet notes that the national guidelines set a minimum sampling program that assessors must follow. This is general information, not legal advice.
Is a home test kit enough for a drug residue question in Adelaide?
No. A home meth kit is a presumptive screen at a 0.5 µg/100 cm² cut-off. It is not laboratory analysis, does not measure an amount and covers methamphetamine only. A positive or unclear result needs laboratory testing, and questions about other drugs need a laboratory panel.
Why does SA Health want the drug lab assessor kept separate from the remediator?
SA Health says remediation contractors should have no link to the assessor and should not engage the assessor for post-clean validation sampling, to avoid conflicts of interest. Test Australia tests and reports only. It does not clean, remediate or take referral income from anyone working on Adelaide properties.
