Bacteria Testing in Adelaide
Bacteria testing in Adelaide after sewage overflows, floodwater, hoarding or an unattended death, measuring what remains on surfaces before or after cleaning so owners, tenants and insurers have laboratory results to work from, not appearance alone.
Sewage and wastewater spills in Adelaide homes
A blocked sewer, a failed septic system or a backed-up drain can push wastewater into a laundry, under a floor or across a yard. SA Health warns that wastewater, whether sewage or effluent, contains organisms that can be a risk to health, and it publishes clean-up guidance for households (SA Health: wastewater incidents in and around the home).
Surface testing does not replace that advice. It adds measured evidence. Samples are taken where they help answer the question. They show whether a spill has travelled further than it looks, and later whether the clean-up has worked on the surfaces that stay. Our guide to bacteria after sewage and flooding gives the background.
What the River Murray flood showed South Australia
The 2022-23 River Murray flood peaked at 186 gigalitres a day at the South Australian border in December 2022. Almost 91,000 hectares were inundated, including residential land. The state government calls it one of South Australia's most devastating disasters, and it released a final recovery report in April 2025 (SA Government: River Murray flood recovery).
SA Health warns that floodwater can be contaminated. Its flood recovery page warns that some mould is hidden in roof spaces, behind walls or under floor coverings, and sets out its own clean-up advice (SA Health: flood recovery). For hard surfaces and building materials that stay, sampling gives owners something firmer than a visual check. Murray Bridge, on the river, is one of the 27 councils in the Greater Adelaide planning region (Greater Adelaide Regional Plan). River properties outside metropolitan Adelaide are scoped by arrangement. See also storm and flood season testing.
Adelaide rentals after a sewage spill or flood
Under section 67A of the Residential Tenancies Act 1995, an SA landlord must make sure a rental meets the minimum housing standards on or before the day the tenant moves in. Those standards include being reasonably free from mould and other damage caused by moisture or damp (Housing Improvement Regulations 2017, reg 15(j)). Disputes over compensation, bonds or ending a tenancy go to SACAT. This is general information, not legal advice.
A bacteria report does not decide whether a home meets those standards. It records what was swabbed, where, and what the laboratory found, so landlord and tenant are looking at the same evidence. Whether a tribunal, court or insurer relies on a report is a decision for them.
Who asks for bacteria testing in Adelaide
Common requests include:
- owners and property managers after a sewer or septic overflow under a house or into a laundry
- households and insurers after stormwater or floodwater has come through a ground floor
- families and executors clearing a hoarded home before sale or re-letting
- owners dealing with a property where a death went undiscovered for some time
- tenants who want the condition of a rental recorded after a spill
- loss adjusters who need a measured baseline before work is scoped
The work is the same whoever commissions it. The types of assessment work page shows the range, and our guide on what to do when contamination is found covers the next decisions.
Sampling before cleaning, after cleaning, or both
Swabbing before any clean-up records how far contamination has spread and gives a baseline for a claim or dispute. Swabbing after cleaning checks the outcome on the surfaces that remain. The two rounds answer different questions, and some jobs need both. If cleaning has already begun, say so when you enquire, because it changes what a first round can show.
Comparison swabs from an unaffected room help show whether results in the affected area stand out. Test Australia does not clean or remediate, so its results are not tied to any clean-up contract. Our page on why we do not remediate explains why the two roles are kept apart.
What an Adelaide bacteria report sets out
Suitably qualified occupational hygienists collect the swabs with chain-of-custody records, as described in chain of custody and sample integrity. An independent laboratory carries out the analysis, and the report names the laboratory and states any accreditation that applies. Test Australia itself is not NATA-accredited.
The report lists the areas swabbed, the results, the criterion each result is compared with and the limits of the sampling. Reports are available within 5 business days of the laboratory results being received. The national bacteria testing page explains the approach, and the methodology page covers how assessments are run. If mould has followed the water, see mould inspection in Adelaide. Steps for bacteria testing at an Adelaide property
- Explain the event. Tell us what happened and when, which rooms were affected and whether any cleaning or removal has started. Include any insurer or tenancy deadlines.
- Receive a fee proposal. A written proposal sets out the rooms and surfaces in scope, whether swabbing is before or after cleaning, the fee and the available dates.
- Swab the surfaces. Swabs are taken where they help answer the question, including a comparison sample from an unaffected area, with chain-of-custody records from the property to the laboratory.
- Laboratory analysis. An independent laboratory analyses the swabs for the organisms agreed in the scope.
- Read the signed report. Reports are available within 5 business days of the laboratory results being received. Results are set against the named criterion, with the sampling limits stated.
Bacteria testing questions from Adelaide and South Australia
What does SA Health say about sewage spills inside an Adelaide home?
SA Health warns that wastewater, whether sewage or effluent, contains organisms that can be a risk to health. It publishes its own clean-up guidance for households. Testing adds measured evidence about which surfaces still carry contamination and how far a spill has travelled.
Is bacteria testing useful for River Murray flood-affected properties in South Australia?
It can be. SA Health warns that floodwater can be contaminated and that mould can hide behind walls and under floor coverings. Surface sampling shows whether the parts of the building that stay still carry contamination after cleaning. Properties outside metropolitan Adelaide are scoped by arrangement, with travel included in the fee proposal.
Should bacteria sampling in Adelaide happen before or after the clean-up?
Before cleaning, swabs record the extent of contamination and give a baseline for a claim or dispute. After cleaning, they check the outcome on the surfaces that remain. The two rounds answer different questions. Tell us if cleaning has started, because it changes what the first round can show.
Can a tenant in South Australia arrange bacteria testing after a sewage leak?
Yes. A tenant, landlord or property manager can commission the assessment, and the report is the same whoever pays for it. SACAT hears residential tenancy disputes, including compensation and bond claims. Whether a tribunal, court or insurer relies on a report is a decision for them. This is general information, not legal advice.
Do you test Adelaide homes after a hoarding clean-out or an unattended death?
Yes. Common requests include checking surfaces after a hoarded home has been cleared and after a death that went undiscovered for some time. Swabs cover the affected rooms and a comparison area. The report gives results against a named criterion so the owner or executor can decide on next steps.
Who analyses swabs collected at Adelaide properties?
An independent laboratory analyses the swabs, not Test Australia. Your Adelaide report names the laboratory and states any accreditation that applies. Test Australia itself is not NATA-accredited. Suitably qualified occupational hygienists collect the samples on site and keep chain-of-custody records from collection to delivery at the laboratory.
Will Test Australia arrange the sewage clean-up at my Adelaide property?
No. Test Australia tests and reports, and it does not clean, remediate or refer work to cleaners. That keeps the results independent of anyone paid for the clean-up. Decisions about cleaning, removal and reoccupation rest with the owner, the landlord and whoever is directing the work on site.
How long does a bacteria report take for an Adelaide property?
Reports are available within 5 business days of the laboratory results being received. If an insurer, tenant or buyer is waiting on the outcome, mention the deadline when you enquire so the visit can be planned around it. A written fee proposal with the scope and dates comes first.
