Fire Damage Assessment in Brisbane
Fire damage assessment in Brisbane for owners, tenants, landlords, bodies corporate and insurers who need to know what soot, ash and smoke residue remain after a house or unit fire. Test Australia samples affected and nearby areas, and a signed report sets results against a named criterion.
Queensland Fire Department and the work that follows
On 1 July 2024, Queensland Fire and Emergency Services became the Queensland Fire Department, which includes Queensland Fire and Rescue and Rural Fire Service Queensland (Queensland Government statement). Fire crews deal with the fire itself. Once they leave, owners and insurers still need to know what residue the smoke has left in rooms, cavities, contents and ductwork.
That is the question a residue assessment answers. It records what is present on the surfaces sampled, so decisions about cleaning, replacement and reoccupation rest on measured results rather than appearance alone.
Queensland Health smoke advice and Brisbane fire residue
Queensland Health notes that P2 masks can catch fine smoke particles but do not filter toxic gases such as carbon monoxide and nitrogen oxides. It also publishes advice on bushfire smoke and cleaning a smoke and dust affected home (Queensland Health air quality advice).
After a house fire, residue can also settle in wall cavities, roof spaces, air-conditioning and porous contents. Sampling shows where residue remains. See the fire damage contamination guide for background.
Timber Queenslanders, apartments and how smoke travels
Brisbane City Council says traditional Brisbane houses, generally built in 1946 or earlier, are commonly called Queenslanders and are typically timber and raised on stumps (council traditional housing guide). Open timber construction and enclosed under-house rooms give smoke many paths between floors and into the roof space. A fire downstairs can leave residue in bedrooms above.
In attached housing the path runs sideways. The 2021 Census counted 25.6% of occupied Brisbane dwellings as flats or apartments (ABS QuickStats, Brisbane). Smoke can move through shared walls, service risers, corridors and ventilation into lots that never saw flame. Common requests include testing a neighbouring unit or a common corridor after a fire in one lot.
Who commissions fire residue testing in Brisbane
Common requests include owners deciding which rooms and contents can be kept, landlords and tenants working out when a rental can be lived in again, body corporate committees dealing with smoke in shared areas, and insurers or loss adjusters scoping a claim. Every party who commissions the work receives the same kind of report.
The report states results against a named criterion and its limits. It does not decide cover. Whether an insurer, QCAT or a court relies on a report is their own decision. The fire damage insurance guide and the contents salvage guide cover the claim and contents questions.
What a fire damage assessment samples
Depending on the question, sampling targets soot, char and ash in affected and less-affected areas and, where scoped, polycyclic aromatic hydrocarbons. The PAH testing guide explains that group of compounds. Soot and PAH samples travel to an independent laboratory for analysis. In line with that, the report names the laboratory and states any accreditation that applies, because Test Australia itself is not NATA-accredited.
Each report names the criterion used for each result and explains why it was chosen. The national fire damage assessment page has the full method. Test Australia does not clean or repair and does not refer contractors. See why we only test.
Other Brisbane services after a fire
Firefighting water can leave damp behind, so mould inspection in Brisbane may follow a few weeks later. Sewage or stormwater entering a damaged building is covered by bacteria testing in Brisbane. If a fire involved a suspected drug lab, see meth testing in Brisbane. Bushfire smoke questions are covered in bushfire season protection, and our types of assessment work page shows how reports are used.
How a Brisbane fire damage assessment proceeds
- Report the fire details. Tell us the date, where the fire started, the type of building, whether the claim is open and what has been cleaned or thrown out.
- Settle the scope. A written fee proposal sets out the rooms, any neighbouring lots or common areas, and the residues to be analysed.
- Hold off on cleaning. Where you can and your insurer agrees, leave affected rooms uncleaned until sampling, and keep a list of anything removed.
- Site sampling. Suitably qualified occupational hygienists sample affected and less-affected areas and send them under chain of custody to an independent laboratory.
- Signed report. Results are set against the named criterion with stated limits. Reports are available within 5 business days of the laboratory results being received.
Fire damage assessment in Brisbane: questions
How are smoke residue results judged in a Brisbane home?
Each Brisbane report names the criterion used for each result and explains why it was chosen. That lets owners, tenants and insurers see the basis for every comparison, and the report also sets out the limits of the sampling and which rooms and surfaces it covers.
Which Queensland agency now runs fire services in Brisbane?
Since 1 July 2024 the Queensland Fire Department, which took over from Queensland Fire and Emergency Services, includes Queensland Fire and Rescue and Rural Fire Service Queensland. A residue assessment is separate work that happens after the fire service has finished at the property.
Should a neighbouring Brisbane unit be tested after a fire?
It is worth considering if smoke could have travelled through shared walls, ceilings, risers or ventilation. Smoke can travel well past the burnt lot. Sampling the neighbouring unit shows whether residue is present there, with access agreed by its owner and the body corporate.
Does Queensland Health smoke advice cover a house fire in a Brisbane Queenslander?
Queensland Health publishes advice written for bushfire smoke and dust affected homes. After a house fire in a timber home, residue can also sit in roof spaces, under-floor rooms, air-conditioning and porous contents. Sampling shows whether residue remains in those places.
Will a fire damage report decide what my Queensland insurer pays?
No. The report sets out results against a named criterion and the limits of the work. It does not decide cover or settle a claim. Decisions about cleaning, replacement and cost belong to the owner, the insurer and whoever carries out the repairs.
Can you test a Brisbane property again after repair work?
Yes. Verification sampling after cleaning or repairs by others can be scoped at locations comparable to the first round, so the two sets of results can be compared. Test Australia does not carry out or recommend that work, so the follow-up testing stays independent.
Who analyses fire residue samples from Brisbane?
An independent laboratory analyses them, and the report names the laboratory and states any accreditation that applies. Test Australia's suitably qualified occupational hygienists collect the samples on site. The NATA accreditation page explains why laboratory accreditation is separate from ours.
How soon is a Brisbane fire damage report ready?
Reports are available within 5 business days of the laboratory results being received. If a tenant needs rehousing or an insurer has asked for evidence by a date, mention it when you contact us so sampling can be planned around it.
