Bacteria Testing in Brisbane

Bacteria testing in Brisbane for homeowners, landlords, tenants, bodies corporate and insurers after floodwater, a sewage backup, a hoarded clean-out or an unattended death. Test Australia samples affected surfaces, an independent laboratory analyses them, and a signed report states each result and the criterion used, or that none applies.

Brisbane River floods and sewage in homes

Brisbane has a long record of floodwater inside buildings. BOM says the Brisbane River at Brisbane City peaked at 4.46 metres on 13 January 2011, its highest level since 1974 (BOM 2011 Brisbane flood fact sheet). In February and March 2022, BOM recorded widespread major flooding in Brisbane and Ipswich along the river and many smaller creeks, and the Moreton rainfall district had its wettest week since at least 1900 (BOM Special Climate Statement 76).

Then, on 10 March 2025, ex-Tropical Cyclone Alfred brought 275.2 mm to Brisbane, the city's highest daily rainfall since January 1974 (BOM Alfred 2025 summary). Each of these events can push water through living areas, under-house rooms and garages, and the Queensland Government says floodwater is often contaminated by sewage.

What Queensland agencies say about floodwater contamination

The Queensland Government says floodwater is often contaminated by sewage from overflowing sewerage or septic systems, and that it can cause diarrhoea, vomiting and wound infections (Queensland Government floodwater advice). Brisbane City Council warns that anything touched by floodwater can carry contaminants, bacteria and mould (Brisbane City Council disaster recovery).

Queensland Health publishes advice on handling mould and wet belongings after a disaster (Queensland Health mould advice). Hard surfaces, framing and fixtures that stay in place are where testing usually adds most, because they are cleaned rather than replaced. The sewage and flood bacteria guide explains the main organisms of concern.

Brisbane homes where bacteria testing is requested

Common requests include:

  • Houses where floodwater or stormwater reached living areas, including enclosed rooms under raised timber homes.
  • Units and townhouses where a sewer line backed up through a floor waste or toilet. Flats and apartments were about a quarter of Brisbane's occupied dwellings in the 2021 Census (ABS QuickStats).
  • Properties being cleared after hoarding.
  • Homes where a death went undiscovered for some time.
  • Rentals where the owner, manager and tenant need the same evidence before re-letting or moving back in.

If the home also has damp or visible growth, mould inspection in Brisbane can be scoped at the same visit. See the storm and flood season guide for timing.

Brisbane rentals after a flood or sewage event

Queensland's Residential Tenancies and Rooming Accommodation Regulation 2025 requires rental premises to be free of vermin, damp and mould, unless the tenant caused the problem (Regulation 2025). The RTA says damp or mould from structural problems, such as a leaking roof, is for the owner or property manager to repair (RTA minimum housing standards). This is general information, not legal advice.

Bacteria results do not settle a tenancy question by themselves. They give each party measured evidence of surface conditions before and after cleaning. Whether QCAT, a court or an insurer relies on that evidence is a matter for them. This is general information, not legal advice.

How bacteria sampling works in a Brisbane property

Swab or contact samples are collected from affected surfaces and, where useful, from unaffected rooms for comparison. An independent laboratory cultures and counts what was collected. Your report names that laboratory and states any accreditation that applies, since Test Australia itself is not NATA-accredited. Sampling can describe conditions before cleaning, check surfaces after cleaning, or both. The national bacteria testing page covers organisms and methods in more depth.

Test Australia samples and reports only. It does not clean, recommend cleaners or receive referral income. Read why we keep testing separate and what to do if contamination is found.

Related Brisbane services and resources

Water damage often sits beside other questions. Smoke from an electrical fault during a storm is covered by fire damage assessment in Brisbane, and a vacated rental with signs of drug use may need drug residue testing in Brisbane. For flood-affected homes south of the city, see mould inspection on the Gold Coast. The types of assessment work page shows how reports are used.

Steps in a Brisbane bacteria assessment

  1. Describe the event. Tell us whether it was floodwater, sewage, hoarding or a death, when it happened, and whether power is on and the home can be entered.
  2. Note what has been done. List any cleaning, stripping or removal of contents so far, because it changes what sampling can show.
  3. Accept the fee proposal. A written fee proposal sets out the rooms, the sampling and whether results will describe conditions before or after cleaning.
  4. Surface sampling. Suitably qualified occupational hygienists collect samples with chain-of-custody records and deliver them to an independent laboratory.
  5. Signed results. The report states each result and the criterion used, or that none applies, with the limits of the work. Reports are available within 5 business days of the laboratory results being received.

Bacteria testing in Brisbane: questions

Is Brisbane floodwater likely to carry sewage bacteria?

The Queensland Government says floodwater is often contaminated by sewage from overflowing sewerage or septic systems. Brisbane City Council warns that items touched by floodwater can hold bacteria and mould. Testing shows what remains on the surfaces sampled after the water has gone.

Should a Brisbane home be tested before or after flood cleaning?

After cleaning to check the outcome, and before as well if the extent of contamination needs to be recorded for an owner, tenant or insurer. Tell us what has already been stripped or removed, because that limits what a before-cleaning sample can show.

Can bacteria results tell me when to move back into my Brisbane home?

Bacteria results cover only the Brisbane surfaces swabbed on the sampling day, after any cleaning done so far. They inform the decision but do not make it. In a rental, the owner, manager and tenant decide together, and the report gives them the same measured evidence to work from.

What does Queensland rental law say about a flood-damaged Brisbane rental?

The Regulation 2025 requires premises to be free of vermin, damp and mould unless the tenant caused it, and the RTA says mould or damp from structural problems, such as a leaking roof, is for the owner to repair. Bacteria results add evidence to that discussion. This is general information, not legal advice.

Does Test Australia clean up after a Brisbane sewage overflow?

No. Test Australia samples and reports. It does not clean, remediate, recommend cleaners or take referral payments, so the results are independent of whoever does the work. Testing after the clean shows the condition of the surfaces sampled at that time.

Which laboratory handles bacteria swabs from Brisbane homes?

An independent laboratory does the analysis, and the signed report names it along with any accreditation that applies. Test Australia's suitably qualified occupational hygienists collect the samples with chain-of-custody records, and the signed report sets out the method, each result and its limits.

How long does a Brisbane bacteria report take after a storm?

Reports are available within 5 business days of the laboratory results being received. If you have a reoccupation, re-letting or insurer deadline, include it with your enquiry so the sampling date can be planned with that in mind. Flood seasons can be busy, so early contact helps.

What affects the fee for bacteria testing in Brisbane?

The number of rooms and levels affected, how many samples are needed, whether before and after rounds are both required, the report purpose and travel outside Brisbane metro. You receive a written fee proposal before booking. Send details through the contact page.
